Chickens on Residential Properties

Update: On July 28, 2021 Council voted to approve the amendments to the Zoning Ordinance that will allow chickens to be kept on certain residentially zoned properties.  The following links can be used to view the regulations in full and apply for a permit to keep domestic chickens on your property.

The following is a list of Land Development applications that are currently under review with the Township.  Individual building permits, or building permit applications have not been included on the list.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 1327.  Please see below for a list of variance applications currently under review.

22-04 Kozel Preliminary/Final Subdivision

The applicant, Robert Kozel, is proposing to subdivide the existing lot at 4865 S. Montour Road in a Residential A (RA) zoning district into three separate lots. One lot would access off S. Montour Road and would contain the existing dwelling currently located in the middle of the property. The other two buildable lots would access off Chardonnay Circle via a private shared driveway. The applicant has filed variances to the Township Zoning Hearing Board for relief from the required frontage and tree replacement requirements for the proposed lots.  

This application will be reviewed by the Planning Commission on May 9, 2022 at 7:30 pm and by the Environmental Advisory Council on May 10, 2022 at 7:00 pm.  The application will be reviewed by Township Council on June 8, 2022 and June 22, 2022 at 7:30 pm.

22-05 ZEK Properties Interior Only Conditional Use 

The applicant, ZEK Properties LLC, is requesting conditional use approval to expand the existing commercial recreation use into an existing vacant building located 2330 Wildwood Road in a Light Industrial (LI) zoning district. The building was previously utilized for commercial recreation for North Stars Soccer and Hampton Inline Hockey and another portion of the site currently houses RAW Training. However, since this portion of the building has been vacant for over 1 year, any new business requires land development. Commercial recreation is a conditional use in the LI zoning district. No exterior site changes are proposed. 

This application will be reviewed by the Planning Commission on May 9, 2022 at 7:30 pm.  The application will be reviewed by Township Council on June 8, 2022 and June 22, 2022 at 7:30 pm.   A Public Hearing will be held on June 22, 2022 at 7:30 pm prior to the regularly scheduled Council meeting.

Variance Applications

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, JUNE 28, 2022 AT 7:30 PM, AT THE COMMUNITY CENTER TO HEAR THE FOLLOWING CASE:

CASE NO. 22-12 – The applicant, Amitabh Mehta, is requesting a variance to the Zoning Ordinance, No. 310, ARTICLE XXI, SECTION 310-128, TABLE A,  for a deck that encroaches on the required 40’ rear setback by approximately 12’, on property located at  2103 Chablis Court.

 CASE NO. 22-13 – The applicant, Kristen Karl, is requesting a variance to the Zoning Ordinance, No. 310, under ARTICLE XI, SECTION 310-72, SUBSECTION D, for a proposed front yard fence that exceeds the 4’ height limit by approximately 1’, on property located at   2225 Wyland Avenue.
